The Mill District mixed-use redevelopment project includes over 400,000 square feet of space over seven lots in which a variety of structures are being built, including a boutique hotel and retail area, a residential amenity building, and large-scale residential housing that includes luxury condos, market-rate apartments and condos, and middle- and low-income apartments.
ZFA completed master plan work and preliminary design for many of the lots as well as peer review and value engineering services that saved the project millions of dollars in structural concrete and steel. We also performed several iterations of conceptual design for Lots 1, 2, and 5, defining the project for the ultimate design teams.
ZFA completed construction documents for two iterations of the Lot 1 amenity building—a two-story, 18,000-square-foot concrete building and a smaller wood building—which was ultimately absorbed into another part of the project via a feasibility study with which ZFA was heavily involved.
We are currently working on construction documents for Lot 6, which consists of a four-story, 33,000-square-foot residential structure with at-grade parking. It includes three levels of residential wood- and steel-framed units above a structural steel and concrete podium. The building has a Net Zero Energy goal and is designed to achieve a minimum of LEED Silver.
